I don't see what I need in your buy-it-now inventory. How do I get pricing and availability on exactly what I need?

Please call 888-832-4223 and speak directly to one of our concierges to check availability and pricing on any of our resorts. You may also request a custom quote on our timeshare rental services from the form on any of the resort pages.

When is the balance due?

Your balance will be due 60 days before your check in date. We will notify you with an invoice via email and telephone. If we do not receive your final payment at least 46 days before check in, we reserve the right to cancel your reservation and no refund will be given. Please notify us if you are having difficulty paying your final balance online. We will be more than happy to help you.

When will the resort have my name? Will I have a confirmation number?

Your villa will be pulled from Wyndham, Marriott or any of our other vendors immediately upon deposit. The name on the reservation will be in the name of the owner at the time of booking. Your name will be assigned to the unit at about 15 days before check in.

This is structured in a way so that we may offer a cancellation policy that works for our owners as well as our clients. There is no need for a confirmation number, the resort only requires a photo ID to check in.

What is the minimum age to book a vacation?

Guests must be 21, some select resorts require you to be 25 years old to reserve a room.

What do I need at check in?

Upon arrival at the resort you will be directed to the front desk. You are required to have  a valid photo ID and a major credit card for incidentials at check in.

How do I reserve my unit with Vacation Strategy?

A small deposit is required to reserve the accomadation. At this time we accept Visa, MasterCard or Discover. The total deposit due at the time of booking is a minimum of $150 or 20% of the total price of the vacation, whichever is greater.

What if one of my other guests get there before me, can they check in? Can I add his or her name?

Please be sure to be diligent when arranging your trip. Only the individual on the reservation may check in. Remember, only one guest’s name can be on the reservation. Guest must provide the name and address of the person checking-in, exactly as it appears on their photo ID no later than 30 days prior to the check-in date.

Changes made to the check-in name with-in 30 days of checking in will result in a $99 fee. Requests to change the name on the reservation on the day of check-in, or after the check-in date, are subject to an additional $150 charge. Please confirm the name on the reservation in advance to avoid any additional fees. Once the guest whose name is on the reservation checks-in, they will then add the names of other guests staying in the unit at no charge. This will allow those guests to utilize resort amenities and such.

What are the resort's policies pertaining to pets, smoking etc...?

Sorry, no pets are allowed on property. Unless it is a licensed service animal.  Resorts do not allow smoking in the rooms or lobby. Please ask the staff at check in where the designated smoking area is.

What time is check in and check out at the resort?

Check-in time is 4:00 pm / Check-out time is 10:00 am

What if I need to change the name on my reservation?

The name we have on your account is the name that we assign the room to. No one else may check in except the person who is on the reservation. If you need to change the name of the person on the reservation you may do so up until 31 days before check in. If you are within 30 days of check in, we require a $99 name change fee. This is a fee we pay to actually change the name in the system to the resort.

Why are the prices sometimes higher for certain days and certain times of the year?

Prices are based on seasons, during prime seasons the prices will be higher than during a value or low season. If you are looking for a great deal, please ask the concierge to let you know when the low seasons are to get the best rate.

How far in advance can I make a reservation?

Our booking window is open at 13 – 10 months from the check in date based on the resort. If the booking window is not yet open you can be added to a wait-list for $100 deposit, and we will book your reservation as soon as the booking window opens up. Please see our wait-list policies below.

What is the Wait-List policy?

We have 2 different wait-list programs. If you already have a vacation booked with us, and would like to be added on a waitlist in regards to that vacation, (such as a larger room size or adding additional nights), you may be added to that wait-list on a complimentary basis.

If you do not yet have a vacation booked, and want to be added to the wait-list for a vacation that is further than 10 months out, or that is currently showing ZERO availability or LIMITED availability, we can add you to the waitlist for a $100 deposit which is fully refundable if we are not able to find what you need, or if you make other arrangements.

What if I leave my vacation early? Will I get a refund?

Since these reservations are booked in blocks there will not be any refunds for choosing to leave the resort early, or coming in a day or a few days late, as the owner would not be given any credit for these unused days.

What if I need to change my dates and or room size?

The guest can modify a reservation as needed up to 61 days prior to the check-in date based on availability.  Once the reservation is within 60 days, all modifications require the cancellation of the current vacation for a credit and creation of a new vacation with any applicable account credit. Any credits issued are nonrefundable or nontransferable.  

Once the reservation is 30 days or less from the check-in date, no changes or modifications will be honored. Cancellations made 30 days or less to arrival will result in 100% forfeiture of reservation total. No credits can be given.

Any way to have more flexibility with the cancellation policy?

Yes. Cancellation Protection may be purchased at the time of reservation as an additional protection against last minute emergencies. Cancellation Protection will allow for cancellations 30 days or more to arrival to receive a full refund and cancellations made between 30 to 20 days to arrival will receive a full credit toward a future vacation with Vacation Strategy. Any cancellations made less than 20 days to arrival will result in 100% forfeiture of reservation total.

Cancellation Protection can be purchased for $100 for 1 Bedroom units, $110 for 2 Bedroom units, $120 for 3 Bedroom units, or $130 for 4 Bedroom units. Cancellation Protection may not be purchased after initial reservation is made and cannot be applied to reservations previously cancelled and rebooked for a similar time frame.
